If u look at who are those winning the bid so high, u get a clue.

I think for those who look at property as an investment asset class, u got to rethink your choice, especially HDB

Hahahahaha, HDB must return to govt once the lease expired while private still got chance to top up the lease and mkt enbloc.

Wow....Like that also can. Almost the same players all the time.
They are some who jv together, others are the regulars. In fact some of these regulars if not going solo also jv with new boys as well to do bidding.

Still good for landed if can hold 10 years. Hdb bto sure earn. Resale hdb 70% can earn if rent out. Condo 50/50 if buy correct ones, if buy wrong ones, 100% lose money.

HDB is tenant pay upfront 99 years rental.

Get that straight and you be happy.

Like any rental unit, landlord can take back unit when he wants, conpensating the tenant at market rate for the uncompleted lease.

As a landlord, if can get better rental yield or profit from land redevelopment, why not?

The house owns HDB unit "owners.".

How many % are in public housing?

Only in Singapore.
We hold the land for the govt even if the tenure is Fee Simple.

The airspace above and whatever below belongs to the govt. The owner is just a 'caretaker" even though it is registered and the Cert of Title with the owner's name.
