exactly! Jumbo flats are not easy to sell too unless you restore it back into 2 units which i dont know the govt allow or not.

Your family - 2 adults, 2 kids in 3rm flat (2 bedrm)
Your in-law - in 4rm flat (3 bedrm)

I dunno how many members are there in your in-law flats, but have you consider swap flats with them? One of the alternatives too. Can be officially or non officially. If this is a problem, staying together may also have problems too.

Truth....such a jumbo flat...50K reno is a norm.
30K is the max for reno loan...unless TS intend to borrow from 2 separate banks...

According to HDB, this cannot be done. But seeing how fluid the Gov is nowadays, we never know. Anyway, I really intend to stay long term one.

We are not going to stay together lah. My in-laws help bring the kids to childcare and back only. We take care of the kids ourselves. But really convenient if need urgent help etc. My wife have 3 siblings, all still staying with in-laws so thats a no go.

So it's a 2 bedrm 2 bedrm Jumbo flat right? Corner and adjacent unit?

Even for 3 kids, the price is way too high. $140K COV is cash and you onli get it after you have sell your current flat and you still short of $50K cash right? This already tell you to forget it frankly.

If you have the extra cash, save it for your 3 kids and bear with the current situation for 5 years. Things may change especially for the bringing kids to childcare.

Such Jumbo easy to buy difficult to sell.

If you really like....offer a COV which you can well afford....if accept good...if reject then move on....

my EA just start reno...

reno cost $50k with aircons everything...
another $10k for furniture

i guess jumbo will cost you about $50-80k for reno...
if you never hack anything then maybe will be slightly lower then $50K

5 bedroom. 3 toilets.

1 masterbedroom - urs
2 kid - 2 rooms. 1 each
1 rm - store room
left 1 rm for fish room.

How to have fish room, MJ room and Vodka room?

The interesting part is that there are 6 rooms, 3 with toilets and 1 utility room. I am still buying time...
