Default Quick Advice on COV Value

Hey guys,

What do you think of a $140k COV for a jumbo flat in AMK? Valuation at $660K, selling at $800k...

Seems like COV are very high still...

wow!!! it is ex, but as compared to the dbss @ tampiness, ur is still consider cheap coz ur is a jumbo flat....

Alot of crazy seller just jack up in-order to "negotiate" down to a reasonable selling price.

Depends on the interior? Is it newly renovated without the need for you to do any more reno...$140k is really on the super-duper high side though

I am a newbie, this would be my second flat if I buy. I need to upgrade because I stay in a 3rm flat. The family is growing.

I cannot move out of blk 416 - 420 (AMK Ave 10) as I need my in-law's help with the kids.

This flat's reno is so-so. But at least it looks like "ONE" flat instead of two units of 3rm flat. Would need reno still I guess.

I will have to sell of my 3rm flat to buy that and I will probably have to find another $50k hard cash.

Restart my HDB loan again, but our CPF portion is espected to cover the monthly repayments.

I know it is all about feeling but no harm asking about it for your general advice.

I do not think I can stay in a car though.

How's the sales and transacted price of neighbouring jumbo units over these 2 yrs? You might like to use that to mark a guage and ngeotiate the COV.
