Keep number of fish down and use the biggest tank you can afford. FGT best.

You can grow them as bonsai koi, forever small.

Actually, I'd say only FGT for koi as the typical fish tank is long and narrow. You might want to take care of floor load limitations as a large FGT can weigh a lot.

Best filtration you can get with limited footprint is a gravity fed sieve pumped to above tank shower. Will cost you a bit, but the savings on heavy maintenance will be felt.

In a nutshell FGT -> Retro bottom drain -> Sieve (mechanical to 200 micron) -> Pump -> Waterco MC-12 Vortex (mechanical to 50 micron) -> Shower (biological) -> FGY

It's what I'd do for a quarantine tank if I were to build one. Actual fiber tank should be as large as possible, at least 3ft deep as the koi need depth - also for safety if there are kids in the house.

Are bonsai koi available here? By bonsai I mean koi genetically selected for small size.

Stairs. They will find a way. Baby grand pianos are much larger.
