Updates.

Just cleaned my room fan unit. I used very diluted CX448 easily 15:1 ratio, gives off much less heat and fumes but equally clean! :D

That will cause the condensor fins to be coated with oil, reducing heat transfer from the air. Oily fins will be a magnet for dirt as well.
